22 Property Manager Resume Examples & Guide for 2026

Owners and regional managers read a property manager resume for the size of the property you ran and what changed while you ran it. Use these examples and the guide below to put figures in every entry and to list your license and credentials where they get checked.

Property Manager resume example

Property managers handle leasing, rent, repairs, budgets and residents. The people who hire you care most about a few results: how full the property stayed, how much of the rent came in and whether the budget held. Occupancy, collections and budget figures belong at the top of each job, ahead of the task list, along with the number of units you managed and the license your state requires.

How to Write a Property Manager Resume - Key Takeaways

  • Pick a reverse-chronological layout and keep it to 1 page, moving to 2 only once you manage several properties or have 10+ years.
  • Start every job entry with the portfolio: unit count or square footage, property type and budget size.
  • Give each bullet a number property managers report: occupancy, renewal rate, delinquency, turn days, work orders or NOI.
  • Write your software by its product name, such as Yardi Voyager, AppFolio or RealPage, and use it in a bullet too.
  • Under Certificates, lead with your state license, its issuing agency and the year, then add CAM, CPM or CMCA.
  • Leave off personal details such as a birth date, then test the file with an ATS resume checker before you send it.

What owners and regional managers look for in a property manager resume

A regional manager or owner reads your resume to find out whether you can run a property on your own. The BLS lists collecting monthly fees, inspecting buildings and grounds, contracting for maintenance and other services, and preparing budgets and financial reports as core duties. O*NET adds soliciting and analyzing contractor bids and acting as the liaison between tenants and owners.

Each of those duties has a number attached, and the reader wants to see it. Organize the page with section names an applicant tracking system will parse:

  • Name, headline (such as Property Manager, CAM) and contact details
  • A 2- to 3-line summary at the very top; it needs no heading of its own
  • Work Experience, with the most recent property first
  • Skills, with your property management software among them
  • Certificates, starting with your state license
  • Education
  • Optional: Languages (such as Spanish for resident-facing roles), Volunteer Experience or Key Achievements

Best format for a property manager resume

Choose the reverse-chronological resume format, with your current property at the top and each role carrying its title, the employer and its location, and start and end dates as MM/YYYY. Property management careers climb in clear rungs, from leasing consultant or assistant manager to property manager and then to senior, regional or portfolio roles, and this order lets a reader follow every step and the property behind it. A combination format, with skills placed above your history, only helps if you are coming from an unrelated field and have not yet run a property.

The 3 resume formatsWhich format works best for a property manager resume?Use the reverse-chronological format unless one of the other two fits your situation better. Each card opens its full guide.

Fit it on 1 page while you manage a single site or have under 10 years in the field. A senior property manager or regional manager overseeing several properties can use 2 pages, provided page 1 holds the current portfolio and its best results.

Property Manager resume format cheatsheet
SettingWhat to use
Length1 page for a single property or under 10 years; 2 pages for a multi-site portfolio
Job title lineTitle plus property type: Property Manager, Multifamily or Commercial Property Manager, Office
DatesMM/YYYY on every role, and Present on the job you hold now
Font and sizeA single readable typeface throughout, 10.5 to 12 pt in the body
Photo, birth date and other personal dataA photo is usually left off in the US and Canada; leave out birth date, marital status or your Social Security number
File typePDF, unless the management company's application portal asks for Word

Most US and Canadian resumes carry no photo, so use that space for your occupancy and budget lines.

Property manager resume summary vs. objective

Use a single test: if you have already run a property or held an assistant manager role, write a resume summary; if you have not, write an objective stating the role you want and the closest proof you have. A summary gives your years, the type and size of property, your software, one result and your license or credential. Write it after your bullets, and borrow its best number from them.

Property manager resume summary formula

Title with X years in property type, managing unit count or square footage in software. Best occupancy, collections or budget result, in figures. License or credential.

Example

Property manager with 7 years in multifamily housing, managing a 212-unit community in Yardi Voyager. Raised occupancy from 91% to 96% in 10 months and finished 2025 at 3% under the controllable expense budget. Licensed property manager in Oregon and CAM certified.

Don't

Dedicated property management professional with excellent customer service skills and a proven track record of success.

Do

Assistant property manager with 4 years at 2 student housing communities totaling 640 beds, working in Entrata. Pre-leased 98% of beds for fall 2026 by July and cut move-in work orders by 30%.

The second version gives the property type, its size, the system and 2 results a regional manager tracks.

How to write property manager work experience bullets with numbers

Give your current role 3 to 4 bullets and older roles 1 to 3, each opening with a verb and closing on a result. Owners already receive monthly reports on occupancy, delinquency and expenses, so they read your bullets for the same figures. Write achievements on your resume rather than the duties from your job posting: what moved, by how much and over what period.

Numbers that prove property management work
AreaWhat to countExample bullet
Occupancy and leasingUnits, occupancy rate, leases signed, lease-up paceLeased up a 156-unit new build to 93% in 7 months, 2 months ahead of the owner's plan.
RenewalsRenewal rate, move-outs, notice-to-vacate trendsLifted the renewal rate from 49% to 61% by sending renewal offers 90 days before lease end.
Rent collectionDelinquency rate, dollars recovered, share on autopayCut delinquency from 4.1% to 1.2% of monthly billed rent in 2 quarters.
Maintenance and turnsWork orders a month, days to complete, days to turn a unitClosed 320 work orders a month with an average completion time of 2.4 days.
Budgets and NOIBudget size, expense variance, net operating income changeGrew net operating income 6% in 1 year by rebidding 5 service contracts across 3 buildings.
Commercial tenantsTenants, lease abstracts, year-end common area maintenance (CAM) reconciliationsPrepared year-end CAM reconciliations for 14 office tenants and billed every one by March.
ComplianceTenant files audited, income certifications, inspection findingsPassed a state housing agency audit of 40 tenant files with 0 findings.

Below is how a multifamily manager's entries look with those numbers in place. The portfolio line comes first, and the assistant role underneath gets fewer bullets.

Property management skills and software for your resume

From the job ad, pull 6 to 8 hard skills for your resume that your bullets can back up. Leasing, rent collection and budgeting belong on almost every property manager resume; affordable housing compliance, commercial lease administration or capital projects only where you have done that work.

Hard skills for property managers

  • Leasing and lease renewals
  • Rent collection and delinquency management
  • Operating budgets and variance reports
  • Vendor bidding and contract management
  • Preventive maintenance planning
  • Unit turns and make-ready scheduling
  • Fair housing compliance
  • LIHTC and income certifications
  • Commercial lease administration
  • Property inspections

Soft skills owners and residents value

  • Calm conflict resolution
  • Clear owner reporting
  • Negotiation
  • Staff leadership
  • Responsiveness to residents
  • Organization across many deadlines

Put your systems among your skills, then show each one at work inside a bullet so the reader sees what you did with it. O*NET flags Yardi software and Microsoft Excel, Outlook and Word as in-demand technology for property, real estate and community association managers, and lists Intuit QuickBooks as a hot technology. If the posting names AppFolio, RealPage, Entrata, MRI or Buildium and you have used it, write that exact name.

Property manager license and certifications: CAM, CPM, ARM and CMCA

According to the BLS, in most states property managers must hold a property management license or a real estate broker's license, and managers of federally subsidized public housing must hold certifications. Rules differ by state, so list certifications on your resume with the exact license name your state issues, the agency and the year. Trade credentials from NAA, IREM and CAMICB come after the license.

Property management licenses and credentials, and what each one takes
CredentialIssued byWhat it takes
State license (Oregon's property manager license, for example)Your state's real estate agency or commission (in Oregon, the Oregon Real Estate Agency)In Oregon: age 18, a high school diploma or GED, a 60-hour pre-license course, the state exam through PSI and a fingerprint background check.
CAM (Certified Apartment Manager)National Apartment Association (NAA)12 months of onsite property management experience and 40 hours of CAM coursework, with the exam passed within 6 months of declaring candidacy.
CPM (Certified Property Manager)Institute of Real Estate Management (IREM)36 months of real estate management experience with a minimum portfolio, 8 certification courses and a 2-part capstone: the Management Plan Skills Assessment and the CPM Certification Exam.
ARM (Accredited Residential Manager)IREM2 certification courses in residential property management and ethics, then the 100-question ARM Certification Exam.
CMCA (Certified Manager of Community Associations)Community Association Managers International Certification Board (CAMICB)1 prerequisite course on community association management, or a one-time waiver with 2 years as a community association manager, then a 2.5-hour exam.

How to write a property manager license line

Make the license the top line of Certificates, written as your state prints it, with the agency and the month and year issued. If you are licensed in 2 states, list both. A credential still in progress, such as a CPM, gets its own line with how far along you are, and stays out of your headline until you have earned it.

Sample Certificates section: state license, CAM and a CPM in progress

Certificates

  • Oregon Property Manager License, Oregon Real Estate Agency, 03/2021
  • Certified Apartment Manager (CAM), National Apartment Association, 09/2023
  • Certified Property Manager (CPM), IREM, in progress: 5 of 8 certification courses completed

How to list education on a property manager resume

The BLS says a high school diploma or equivalent is typically required for onsite property management roles, while employers may prefer college graduates for commercial management. Degree fields it names include business administration, accounting and finance. Give the degree, the school and its city, and the month and year you graduated, as in any guide to listing education on a resume.

Once you have run a property, Education moves below Work Experience and shrinks to 1 or 2 lines. Add a GPA only in your first 2 years out of school, and a real estate or finance course only if it ties to the job, such as property management or real estate finance.

Entry-level and career-change property manager resumes

Most property managers start one step down, as a leasing consultant, an assistant property manager or a manager in training, and the job typically takes several years of work experience, according to the BLS. With no property role yet, use an entry-level resume layout with an objective and Education near the top, then give every item below the numbers a property job would get.

  • Leasing or front desk work: tours given, leases signed, applications processed in a month.
  • Customer service jobs: calls or complaints handled a day and how many you resolved on first contact.
  • Bookkeeping or office work: invoices paid, deposits posted, the accounting system you used.
  • Maintenance or construction work: work orders completed, units turned, vendors you scheduled.
  • Student housing or resident assistant roles: residents served, listed under Work Experience or Volunteer Experience.

Don't

Hardworking individual seeking a property manager position where I can grow.

Do

Leasing consultant with 2 years at a 300-unit community, seeking an assistant property manager role. Signed 96 new leases in 2025 and covered delinquency follow-up while the manager was on leave.

An objective still needs a property size and a result.

Coming from office administration, retail management, hotel operations or bookkeeping, stay with newest-first order and open with a summary that names the property work you already do, such as vendor invoices, budgets, scheduling or handling complaints. A career-change resume works best when the first bullets under each earlier job are the ones a property manager would recognize, each with its number. Explain the move itself in 2 or 3 sentences of your cover letter, with management cover letter examples as a model.

Property Manager resume FAQ

Do you need a real estate license to be a property manager?

In most states, yes. The BLS says most states require property managers to hold a property management license or a real estate broker's license, and the rules vary by state. Check your state's real estate agency or commission, then list the license by its exact name under Certificates.

How long should a property manager resume be?

Use 1 page if you manage a single property or have under 10 years in the field. Regional and portfolio managers overseeing several properties can use 2 pages, as long as page 1 carries the current portfolio and its strongest occupancy and budget results.

What property management software should I put on my resume?

Put the platforms the job ad names that you have actually used, written as the product name, such as Yardi Voyager, AppFolio, RealPage or Entrata. Add Excel and QuickBooks if you built budgets or owner reports in them, and back each system with a bullet.

How do I show results if I took over a property with low occupancy?

Give the starting point and the end point with the time it took, such as occupancy when you arrived and occupancy 9 months later. A turnaround reads stronger than a steady number, so put that bullet first under the job.

Can I list CAM or CPM before I finish the credential?

Only as a line marked in progress under Certificates, with how far along you are, such as courses completed or the exam scheduled. Keep the letters out of your headline and summary until NAA or IREM awards the credential.

What should an affordable housing property manager resume include?

The programs you managed under, such as LIHTC or HUD-assisted housing, and the compliance numbers behind them: income certifications completed on time, tenant files audited and findings cleared. Name the compliance software you used, and list any program certification under Certificates with its issuer.

Should I put salary expectations on a property manager resume?

No. Leave pay talk for the interview or the salary field on the application form. As a reference point, the BLS reports that property, real estate and community association managers earned a median of $69,990 a year in May 2025; your offer depends on the property type, its size and your state.
